For most people, buying a house is the most expensive investment they will ever make, but this doesn’t mean it can’t be an enjoyable experience.
Professional Support is Invaluable
Whether you are a first-time buyer or existing house-owner, knowledge and experience are key to minimising the stress. You will be able to do some important research for yourself – do you like the area the property is located in? Is it close enough to your place of work, family and friends and necessary amenities?
However, for other aspects of the house-hunting and purchase process, the support of experienced and friendly professionals is invaluable.
At Scullion LAW we have a dedicated team of Property Professionals who specialise in Conveyancing and Property LAW. We recognise that buying or selling a house can bring an emotional cost as well as financial, and therefore we ensure that you are kept fully informed throughout the transaction, answering any questions you have along the way. Our friendly and supportive approach will revolutionise your client experience and allow the purchase of your new house to be the enjoyable and exciting experience it should be.
Glasgow Property Sales
Our clients will also benefit from our in-depth knowledge of the local and wider Scottish property markets. We recently read that in September, the latest month for which figures are available, Scotland, along with the rest of the UK, experienced a slight fall in residential sales. There were a total of 9,323 sales during the month, which is 2.5% fewer than September 2016 and a fall of 0.5% compared to August this year.
However, despite this, Glasgow still saw 1,067 residential properties change hands during the month, the second highest amongst all of Scotland’s local authorities and only slightly behind the 1,124 taking place in the City of Edinburgh. The other top five local authorities in terms of sales volumes were Fife (706 sales), South Lanarkshire (595 sales) and North Lanarkshire (451 sales).
These figures were contained in the latest UK House Price Index, which also revealed that the average price of a property in Scotland in November 2017 was £145,992. This is an increase of 3.6% on November in the previous year and an increase of 1.1% when compared to the previous month.
Much of the increase seems to have been driven by flats or maisonette properties, which increased by as much as 7.2% to an average price of £108,881. At the other end of the scale, the average price of detached properties fell by 3.6% to £235,744.
Scotland’s Most Expensive Streets
Another piece of interesting property news we read recently was that Glasgow is apparently home to five of Scotland’s most expensive streets, which is two more than in the previous year.
The most expensive street in the whole of Scotland is Golf Place in St Andrews, where a property would set you back by an average of £2,179,000. Glasgow’s most expensive street is Capelrig Lane, where houses sell for an average of £1,550,000. This is £533,000 more than the city’s most expensive street last year, Baroness Drive (£1,017,000). Capelrig Lane comprises only seven individually designed residences and provides great links to a host of private sporting clubs such as Mearns Castle Golf Academy and Whitecraigs Tennis Club.
